Slovakia property prices averaged €3,041 per m² for homes in the second quarter of 2026, 9.5% more than a year earlier, according to the National Bank of Slovakia (NBS). Mountain homes follow their own logic: in Donovaly, a year-round ski resort in central Slovakia, houses and chalets listed for sale on 3 October 2026 had a median asking price of €418,000, and three new builds of about 200 m² asked €850,000 to €899,000. Slovakia property prices in 2026: the national picture
Slovakia's central bank publishes average residential prices every quarter:

Prices rose 1.2% within the quarter, after 12% over 2025, so growth is slowing but has not stopped. The regional picture is more mixed: in the Banská Bystrica region (Banskobystrický kraj), where Donovaly lies, average prices fell 1.3% in the second quarter, even as the regional capital kept rising.
Two limits matter if you are looking for a ski home. The NBS figures are averages of asking prices from property advertisements (data from United Classifieds and NARKS), not completed sales. And they are national averages that mix city flats with village houses, while a mountain chalet is a niche product with its own buyers. For that you need resort-level data.
What do mountain homes cost in Donovaly?
We took every Donovaly listing for sale on nehnutelnosti.sk on 3 October 2026, removed listings without a price, duplicates and properties outside the village, and calculated medians:

Behind the medians, the house listings fall into clear tiers:
- Old or unrenovated: a timber house of 120 m² for €89,900, or €749 per m².
- Existing chalets and log houses: €235,000 to €565,000 for 100 to 240 m², or about €2,100 to €3,400 per m².
- New builds: €850,000 to €899,000 for 194 to 205 m², or €4,152 to €4,521 per m².
- The top: a 366 m² chalet with a separate guest apartment at €1,495,000. A new four-bedroom chalet and a 435 m² luxury chalet with wellness and a private cinema are offered at "price on request" and do not appear in the medians.
All of these are other sellers' listings. NOVALY's chalets are not part of the snapshot, and their prices are on request.
Apartments are the bigger market, with 84 priced listings against 14 houses, and a median of €202,450 at a median size of 66 m². Whether an apartment or a detached chalet suits you better is a question of use as much as budget; we compare them in ski chalet vs apartment, new build vs resale.
National agents describe the same spread. RE/MAX, quoted by the TASR news agency in June 2026, put standard chalets at €80,000 to €150,000, premium ones at €150,000 to €300,000 and luxury chalets in the most sought-after areas, such as the High Tatras, Malá Fatra and Liptov, at €300,000 to over €1 million. Mountain apartments ranged from €150,000 to €250,000 at the lower end to €450,000 to €700,000 and more for premium ski-in/ski-out units.
How does Donovaly compare with other Slovak ski resorts?
Same portal, same day, same cleaning method. The samples are small, so read the medians as orientation rather than valuations:

Each resort had 4 to 15 priced houses and chalets; the per-m² medians for Jasná, Liptovský Ján and Kremnica rest on 9, 3 and 7 listings. Three patterns stand out:
- Apartments in Donovaly are relatively affordable. At about €3,110 per m², they ask a little over half the level of Jasná (€5,735) and about 60% of the High Tatras (€5,136).
- Houses in Donovaly are among the dearest. Per m², Donovaly houses and chalets ask more than every resort on the list except Jasná.
- The cheapest figures are the least reliable. The lowest house prices per m², in Ždiar, Kremnica and Králiky, come from very small samples, where one listing can move the median a long way.

What drives the price of a ski chalet?
Across the Donovaly listings, the price per m² rises with six things:
- Age and condition. New builds ask €4,152 to €4,521 per m², against €3,182 for the median house and €749 for an old timber house.
- Wellness and finish. Several upper-tier listings advertise a sauna or private wellness area, and holiday chalets with private wellness advertise higher nightly rates than basic ones, as our ski chalet investment analysis shows.
- Position. Listings lead with closeness to the slopes or the centre, and plot prices show the same effect: serviced plots ask €248 to €388 per m² of land, large or outlying plots €29 to €123.
- Legal status. A finished house with its occupancy approval (kolaudácia) can be used at once; a house under construction carries completion risk, and a shell (holodom) needs a fit-out budget on top.
- VAT. A new build from a VAT-registered developer includes 23% VAT; a resale house from a private owner usually carries none.
- Scarcity. Only 14 houses and chalets with a price were for sale in Donovaly on 3 October 2026, so a single new listing can shift the median.
Is VAT included in new-build prices in Slovakia?
A VAT-registered developer selling a new house charges Slovak VAT at the standard rate of 23%, in force since 1 January 2025 (it was 20% before). The sale of a building with its land becomes VAT-exempt only five years after the occupancy approval or first use, and there is no reduced VAT rate for private housing (VAT Act, Act No. 222/2004 Coll., § 27 and § 38). In practice:
- About 18.7% of a VAT-inclusive price is VAT: on an illustrative €500,000 including VAT, €93,496 is tax.
- A private owner who is not a VAT payer sells without VAT, so a resale house and a new build are not priced on the same basis.
- Some developers quote prices excluding VAT (bez DPH). Add 23% before you compare.
- Which VAT treatment applies to a particular sale should be confirmed by a tax adviser.
Asking prices vs transaction prices
Every figure in this article is an asking price. The NBS series is built from advertised prices too, and we found no published statistic of achieved prices for recreational property in Donovaly or any other Slovak resort. Three things follow:
- Negotiation is normal. RE/MAX said in June 2026 that buyers of recreational property now compare more and negotiate much harder on price than during the pandemic boom. The size of a typical discount is not published.
- Small samples move. House medians built on 3 to 15 listings change with every new advert, so read them as a range.
- Specification matters. With new builds, compare what is included as carefully as the price.
For a specific property, the closest you will get to a market value is an independent valuation. If you borrow, a Slovak bank lends against the lowest of three figures: the price, an external valuation and its own internal valuation.
What do Slovak mountain homes cost in pounds and dollars?
Prices are set and paid in euros. As an illustrative approximation at the European Central Bank reference rates of 2 October 2026 (€1 = £0.85033 = $1.1225):

What should you budget beyond the price?
Slovakia has had no real estate transfer tax since 2005. On top of the price, budget for the cadastre registration fee (€100 on paper or €50 electronically per legal act), your own lawyer, escrow and translations, and then for the annual bills: building tax, energy, insurance and maintenance.
