Are the chalets suitable for living in all year round?

Yes. All the chalets are built to the passive standard A0 and are heated by a combination of a heat pump and a wood-burning fireplace. Winter in Donovaly is part of the experience, not a problem.

Is the land included in the price?

Yes. When you buy a chalet you also acquire the plot that belongs to it (469 to 678 m²) in full ownership.

How does financing work? Do you accept mortgages?

After the reservation agreement you have 30 days to arrange financing. We work with several banks and can guide you. A mortgage is the standard route: at least 20% from your own funds, the rest through the bank.

Can I rent the chalet out? Do you offer a rental pool?

Yes. Donovaly is a year-round tourist destination with high visitor numbers. You can manage rentals yourself or use the company that arranges short-term lets for the project. Expected return of 4–6% a year.

What are the running costs?

With the passive standard A0 and photovoltaics, the annual energy cost is €400–800, depending on the chalet and how it is used. A monthly management fee of €60 covers maintenance of the shared areas and access roads.

What is the layout of the chalets?

All six chalets share the same layout on three floors with 254.4 m² of floor space. The lower ground floor has a hall with its own outside entrance, a ski room, a WC, a wellness room with a hot tub and shower, and a Finnish sauna. The ground floor has an entrance hall, a WC, a bedroom with its own bathroom and a living hall (83 m²) with the kitchen, dining area and lounge. Upstairs are two bedrooms with built-in wardrobes, a bathroom and a master bedroom with a freestanding bath, shower and walk-in wardrobe. That makes four bedrooms and three bathrooms.

Can the interior layout be changed?

Yes, before the shell construction phase: we have 2–3 layout variants prepared for each chalet. Once the shell is finished, changes are limited. We go through the details at the viewing.

Who is the investor and who is building?

The project is owned and financed by a private investor with fifteen years of experience in residential development. The general contractor is a local company with references in Donovaly and the surrounding area. We share names and references at the viewing.

What guarantees and warranties do you give?

36 months on the structure and insulation, 12 months on fittings and equipment, 60 months on the roofing and facade. The warranty covers the original owner and the first subsequent buyer.
